Who Handles Commercial Exterior Work in Tinley Park, Orland Park and Mokena?

By Sam Pipiras, Director of Commercial Development · Published October 2026 · 6 min read

A property manager or owner in the southwest suburbs usually ends up on this search for one of two reasons: the roof needs attention and the rest of the envelope is not far behind, or a building is changing hands and the exterior has to be brought up to standard. Either way, coordinating a roofer, a siding crew, a window company and a gutter contractor is a project of its own.

Quick Answer

Americanstruction acts as the single contractor for the exterior envelope on renovation and restoration work: roofing, siding, gutters, windows and doors. We serve commercial properties in Tinley Park, Orland Park, Mokena and the surrounding southwest suburbs. We do not do new construction. One scope, one schedule and one point of accountability replace four contractors.

What Does Exterior Envelope Work Include?

The envelope is everything that keeps weather out of the building. On an existing commercial property that generally means:

  • Roofing. TPO, PVC, EPDM and existing modified bitumen roofs: repair, maintenance, coating, recover and replacement. We hold certifications with Mule-Hide, FiberTite and Gen Flex.
  • Siding and trim. Including LP SmartSide for the right applications.
  • Gutters and drainage. Gutters, downspouts, soffit and fascia.
  • Windows and doors. Entry doors, patio doors and window replacement.

What we do not do: new ground-up construction, HVAC, plumbing, drywall, or union labor.

Why Hire One Contractor for the Whole Exterior?

When four trades work separately, the seams between them are where problems start. Flashing at a window head that the siding crew does not understand, a gutter that sits wrong against new fascia, a roof edge that does not tie into a wall system. A single contractor owns the sequence and the details where the trades meet, and owns the warranty conversation if something fails. Scheduling gets simpler too, especially when tenants are on site.

What Types of Commercial Properties Do We Work On?

Our work centers on privately owned and investor-held buildings:

  • Industrial: warehouses, logistics and manufacturing buildings.
  • Multifamily: apartments, condos and townhomes.
  • Income-producing: retail strips, dealerships, offices and hotels.
  • Alternative: schools, churches and data centers.

If your building type is not on the list, ask. The test is whether it is an existing building that needs its exterior restored, repaired or replaced.

How Do We Scope a Commercial Exterior Project?

We start with evidence. A roof inspection with photos, drone views, moisture readings where used, and core samples when the roof needs to be understood layer by layer. For owners, the output is a condition report and options: repair, restore or coat, recover, or replace, with a view of how each fits the building’s hold period and capital plan. The roof usually sets the order of work, then edges, drainage, walls, windows and doors follow. Read more about how we inspect in our commercial roof inspection guide.

What About Tenants and Disruption?

Ask any contractor how they handle access, noise, parking and safety around occupied space. We plan phasing with the property manager, communicate the schedule to tenants through you, and keep staging and debris controlled. Work around an open retail center or a school is a different job than an empty warehouse, and the plan should say so.

What Should a Property Manager Ask Before Signing?

Before you commit to any exterior contractor, get answers to a short list: who supervises the work on site, how the scope is written and priced by trade, how changes are handled and approved in writing, what the cleanup and site-protection plan is, and what warranty applies to each part of the work. For a multi-trade project, ask who is responsible when two scopes meet, such as a window installed in a wall that is also being re-sided. A single contractor should be able to answer that in one sentence. If the answer is "that depends on the sub," you have found the gap a one-contractor approach is meant to close.

How Do You Choose a Commercial Contractor in Tinley Park or Orland Park?

Look for the same signals you would want from any vendor: a local office, recent nearby projects you can verify, an itemized scope, proof of insurance, and a single named person who answers the phone. We are family-owned, based in Mokena and non-union. If your building is in Tinley Park, Orland Park or Mokena, start with a conversation about the building and what you are trying to accomplish. Our commercial roofing page covers the roof systems, and the commercial services page shows the full scope.
