Scope of Work

The Audi dealership on 159th Street was operating on an aging modified bitumen system at end of useful life with documented ponding at the middle scupper areas. Because only one membrane system was on the deck, Illinois code allowed a recover. Our team confirmed substrate integrity through core samples and moisture probes, engineered a tapered insulation layout to correct the historical ponding pattern, and installed a mechanically fastened 60-mil TPO overlay across all three roof sections. New edge metal, penetration flashings, and drain retrofits completed the assembly.

Result

The reflective white TPO surface lowered rooftop temperature load on showroom HVAC. The recover approach saved the ownership group roughly 30 percent versus a full tear-off, kept the dealership open during install, and resolved the chronic ponding that was driving premature membrane wear. Scope of Work

Managed for the DSI Group on a Wainwright Drive mixed-use industrial and office facility. Pre-construction conditions included active moisture intrusion at curb locations, deteriorated skylights, and vertical wall saturation from compromised masonry. We removed an obsolete vent hood, installed structural B-deck metal with insulation leveling to seal the opening, then mechanically fastened a 60-mil TPO recover system over the verified substrate. The scope also covered replacement of three curb-mounted double-dome skylights, perimeter and penetration re-flashing, and masonry tuckpointing to address the wall saturation driving interior damage.

Result

Eliminated the active leak file and brought the building back to a documented dry condition. Ownership deferred a full replacement at a fraction of tear-off cost and now operates on a 20-year manufacturer NDL warranty. Production continued uninterrupted across the install.

Scope of Work

Multi-tenant retail center on East 9th Street running on an aging ballasted EPDM assembly. The technical challenge was managing eight rooftop HVAC units that needed proper flashing detail without the cost and disruption of a crane lift. Our crew jacked and leveled each unit manually, installed a 3/8-inch fanfold barrier across the deck, and finished with a 60-mil EPDM membrane. We maximized reuse of existing stone ballast to control material cost, then re-flashed every penetration, curb, and parapet condition.

Result

The retail center stayed open and tenants kept operating throughout the project. The owner avoided the expense of a crane mobilization while still achieving full perimeter and penetration integrity. Backed by a 20-year warranty.

Scope of Work

Galena Square is a multi-building retail center spanning 2112 and 2124 West Galena Boulevard. This project showcases our expertise in insurance-driven commercial storm restoration. Our team managed both the public adjusting and general contracting phases to help the ownership group maximize insurance recovery, then executed a complete roof system replacement in 60-mil PVC. The scope extended beyond roofing: 24-gauge standing seam facade replacement at 2124, new LP siding at 2112, coping metal at both buildings, and new gutters and downspouts across the property.

The Omnitronix facility on Swensen Avenue covered 28,000 square feet of TPO layover work. Chronic interior leaks were originating from eight aging commercial double-dome skylights that had reached end of life. Our team installed eight custom-sized VELUX replacement skylights, added a new roof hatch, and established clear drainage paths to four existing roof drains. The new 60-mil TPO membrane was mechanically fastened across the full roof area with new edge metal, perimeter flashings, and re-detailed curbs at every penetration.

The Carniceria El Paso Grande grocery facility on East New York Street was running on a roof at the end of its functional lifecycle. Documented failed seams, membrane brittleness, and chronic ponding made repair uneconomic. We executed a full tear-off down to the substrate, repaired isolated deck damage, installed new tapered ISO insulation engineered for positive drainage, and finished with a mechanically attached 60-mil TPO assembly. The Coldwell Banker building on Front Street illustrates our ability to adapt to unforeseen field conditions. The project was initially scoped and quoted as a standard recover. On day one of construction, our crew discovered roughly two inches of saturated material and severe ponding water that had compromised the existing insulation. We converted the project into a partial tear-off, replaced 22 squares of wet insulation, and installed five new tapered crickets to establish positive drainage flow to the internal drains. The new 60-mil TPO membrane was mechanically fastened with all edge metal, curb flashings, and drain assemblies brought to current standard.

Result

Caught a problem the owner did not know existed. Office tenants stayed at work throughout the install. The owner closed out with a 20-year warranted assembly, photo documentation of the saturated condition, and a permanent fix for the drainage issue that had been driving accelerated wear.

Scope of Work

The Coldwell Banker office on Court Street required a full tear-off down to the deck plus a significant electrical infrastructure correction. During removal of the failed spray foam layer, our crew discovered that six rooftop HVAC units were improperly wired with rusted switch boxes located too far from the units. We executed the full tear-off, addressed substrate rot, installed new poly-iso insulation to current code R-value, and finished with mechanically fastened 60-mil TPO. The electrical sub-scope involved rewiring all six HVAC units and remounting them on new seal-tight supports. Edge metal, drain retrofits, and every flashing detail were brought to current standard.

Result

Closed out a years-long leak file and resolved code-compliance issues on rooftop electrical the owner did not know existed. Office stayed open throughout the install. The owner now operates on a high-performance, code-compliant assembly with a 20-year manufacturer NDL warranty.

Scope of Work

River North Park Apartments is a 23-story multifamily tower with 399 residential units on West Illinois Street. The asset features a Protected Membrane Roof (PMR), an assembly where the waterproofing membrane sits beneath the insulation and gravel ballast. PMR systems make leak detection and repair highly technical. The work required systematic disassembly of the ballast, filter fabric, and Extruded Polystyrene (XPS) insulation boards to access and seal a failing 5-foot by 5-foot area around a critical roof drain. After the targeted repair, we returned all layers to original specification and enrolled the property in our preventative maintenance program with documented drone aerial inspections.

Result

Closed out the leak risk on a high-rise asset without disrupting any of the 399 units below. Ownership now operates with a documented condition baseline, a recommended annual maintenance cadence, and the assurance that any future PMR issue can be diagnosed and resolved by a contractor that knows the system.

A multi-tenant retail center on South Prospect Avenue in downtown Clarendon Hills, steps from the Metra station. The existing flat roof had reached a point where the owner was weighing a full replacement. Our Proof-of-Value Roof Inspection confirmed the substrate was structurally sound with dry insulation, making the building a strong candidate for a coating restoration instead. We prepped the surface, reinforced seams and penetration details, and applied a reflective coating system across the full roof area. Parapet walls and flashing transitions were sealed and coated to complete the envelope.

Result

The owner avoided a six-figure replacement and extended the roof's service life at a fraction of the cost. The reflective white surface is visible in the aerial after photo, reducing rooftop heat load for the tenants below. A multifamily income property in Kankakee that took hail and wind damage in the March 10, 2026 storm. We managed the full exterior restoration for the ownership group: a complete tear-off and a new Owens Corning TruDefinition Duration architectural shingle system across both roof slopes, new seamless gutters and downspouts, and new soffit and fascia. We also coordinated replacement of the storm-damaged rooftop HVAC condenser units.

Result

This industrial facility in Racine is a study in structural complexity. The building carries a 1950s-60s-era gypsum roof deck. Gypsum decks lose integrity when wet and require specialized fastening technology, which makes standard recover assumptions a project-killer if not addressed up front. We implemented a "Roadmap" approach: conducting pull-out tests to determine whether auger-style GypTec fasteners could achieve the 300 pounds of resistance required for a 20-year No Dollar Limit (NDL) warranty. With test results in hand, we engineered a specialized TPO recover solution sized to the actual deck capacity, then installed the mechanically fastened 60-mil TPO with cover board, new edge metal, and full penetration re-detailing.

The Callahans first came to us after a storm looking to file an insurance claim for a new roof. On inspection we were upfront. The damage was not quite there yet. Two weeks later a microburst hit the home directly, and when we came back out the evidence was clear. We helped them file the claim, and the insurance company covered everything: a full roof replacement, gutters and downspouts, and all 13 skylights. For the roof, the Callahans went with Onyx Black architectural shingles paired with copper valley metal throughout every valley, a premium detail that handles water beautifully and only looks better as it patinas over time. The gutters and downspouts were replaced in matching black seamless aluminum. We topped it all off with 13 solar-powered venting skylights that bring in natural light and fresh air without a single wire.
