Coatings & Restoration
Your Roof is Our Proof.
When your existing roof is still structurally sound, a coating system can extend its life 10 to 20 years at a fraction of the cost of full replacement. Not every roof qualifies. Our Proof-of-Value Roof Inspection can tell you whether yours does.
Extend Your Roof's Life Without Replacing It.
A roof coating is a liquid-applied membrane rolled or sprayed directly onto your existing roof. It restores weatherproofing, adds a reflective surface, and can extend service life by 10 to 20 years without tearing anything off.
Not every roof needs to be replaced. When the existing system is structurally sound, a coating restoration delivers a renewed, warranted roof at 25 to 50 percent of replacement cost with zero disruption to your operations.

Three Coating Systems, Matched to Your Roof
Each coating chemistry has different strengths. We evaluate your roof and recommend the system that gives you the best performance and longevity for your building.
Silicone
Our primary coating system. The only type rated and warranted for ponding water. Stays flexible over time, outstanding UV resistance, and works on all membrane types and metal roofs.
Acrylic
Water-based with high reflectivity and excellent UV resistance. The most affordable option. Best for roofs with positive drainage. Not recommended where ponding water exists.
Aluminized
Solvent-based, made from asphalt and aluminum. Limited to metal roofs where rust and corrosion prevention is the primary concern. Lower reflectivity and fewer warranty options than silicone or acrylic.
Not Every Roof Is a Candidate
Coating only works when the existing roof is structurally sound. Our Proof-of-Value Roof Inspection determines whether your roof qualifies before anything is proposed. If it doesn't, we'll tell you clearly and recommend the right path forward.
Frequently Asked Questions
A coating system typically costs 25 to 50 percent of full replacement. On a $400,000 replacement project, a qualifying coating can defer that capital event 10-20 years, preserving $200,000 to $300,000 in near-term capital for other priorities.
Not every roof qualifies. The existing membrane and insulation must be structurally sound. Our Proof-of-Value roof inspection uses moisture probes and core samples to determine qualification before any coating is proposed. If it doesn't qualify, we tell you clearly and explain why.
Silicone is our primary coating system. It is the only type rated and warranted for ponding water, and it works on all membrane types and metal. Acrylic is water-based with good reflectivity and lower material cost, best where positive drainage exists. Aluminized coatings are solvent-based and effective at preventing rust and corrosion on metal roofs. We evaluate your roof and recommend the one that delivers the best performance for your building.
Yes. Manufacturer-backed NDL warranties up to 20 years are available on qualifying coating restorations completed by a certified contractor. Same documented risk-transfer value as a new roof, at a fraction of the cost.
Commercial roof coatings typically last 10 to 20 years depending on the coating type, application thickness, and environmental conditions. Silicone coatings tend to offer the longest service life, especially in areas with ponding water or heavy UV exposure. Recoating can extend the system further down the road.
Coatings can be applied over most existing commercial roof systems including single-ply membranes like TPO and EPDM, modified bitumen, built-up roofing, metal roofs, and spray foam. The key requirement is that the existing substrate must be structurally sound, well-adhered, and free of excessive moisture.
A coating can effectively extend the life of an existing roof by 10 to 20 years, deferring or eliminating the need for a full replacement. However, coatings are only appropriate when the existing structure and insulation are in sound condition. If there is widespread moisture damage, saturated insulation, or structural issues, a full replacement is the better path.
